What Is a VA Loan?

A benefit you earned — not a government handout. Here's how it actually works.

A VA loan is a mortgage benefit administered by the U.S. Department of Veterans Affairs and available to eligible veterans, active-duty service members, National Guard and Reserve members, and qualifying surviving spouses. The VA doesn't lend money directly — it guarantees a portion of each loan, which allows private lenders to offer significantly more favorable terms than they otherwise could.

The guarantee means lenders take on less risk, and that lower risk flows directly to you: no down payment requirement, no private mortgage insurance (PMI), and some of the strongest terms in lending. For full-entitlement borrowers, there's no government-imposed loan ceiling — you can borrow as much as you qualify for.

A VA funding fee is charged at closing — a one-time fee that helps fund the program for future veterans. The amount depends on your down payment and whether it's your first or subsequent use of the benefit. Crucially, this fee is entirely waived for veterans with a service-connected disability rating of 10% or higher and for surviving spouses of veterans who died in service or from a service-connected disability.

Certificate of Eligibility (COE) required
Before a VA loan can be originated, the lender must obtain a COE confirming your entitlement. Service requirements vary by era and status
Generally: 90 consecutive days of active duty during wartime, 181 days during peacetime, 6 years in the National Guard or Reserves, or 90 days under Title 10 or Title 32 orders. No down payment required — no PMI ever
VA loans have no PMI regardless of your down payment. Whether you put zero down or more, there's no monthly mortgage insurance premium attached. That alone can mean a meaningfully lower monthly payment compared to a conventional loan with a low down payment.
Residual income standard — a VA-specific metric
VA underwriting uses a "residual income" test in addition to DTI: after all monthly obligations (mortgage, debts, taxes, maintenance estimates), you must have a minimum dollar amount left over each month based on family size and geographic region. This additional test is actually a buyer-protective standard, not a barrier.
Primary residence only; VA appraisal required
VA loans must be for owner-occupied primary residences. A VA-assigned appraiser will inspect the property against Minimum Property Requirements (MPRs). The property must be safe, structurally sound, and sanitary. Condos must be on the VA-approved condo list — Lumin will verify this before you make an offer.
