What Is a Jumbo Loan?

A jumbo loan is any mortgage that exceeds the conforming loan limits set by the Federal Housing Finance Agency (FHFA). In high-cost areas — much of coastal California, New York, and other markets — the FHFA sets higher "high-balance" conforming limits, but once your loan amount surpasses that ceiling too, you're squarely in jumbo territory.

Because Fannie Mae and Freddie Mac won't purchase jumbo loans, lenders retain them on their own balance sheets or sell them to private investors.
